Refinish or Replace?
If your hardwood floors look dull, scratched, or worn, replacement usually isn't your only option — and it often isn't the best one. Refinishing restores the wood you already have: the worn surface is sanded away, the floor is re-stained if you'd like a new color, and a fresh protective finish is applied. You keep the character of your original floors at a fraction of the cost and disruption of tearing them out.
Replacement makes more sense when floors have structural problems — deep water damage, boards that are warped or loose at the subfloor level, or wood that has already been sanded down to its limit. When that's the case, we'll tell you plainly and can walk you through new hardwood flooring options instead.

Inspection & Suitability Assessment
Not every floor can — or should — be refinished. Before any work is scheduled, we inspect your floors in person and give you an honest answer. Solid hardwood can typically be refinished multiple times over its life. Engineered hardwood has a thinner real-wood wear layer, so it may be refinishable once — or not at all, depending on how thick that layer is.
During the assessment we look at the wood species, the remaining thickness of the wear layer, the depth of scratches and stains, any water or pet damage, and the condition of the boards themselves. If your floors are a good candidate, we explain exactly what refinishing will achieve. If they're not, we say so — and help you compare repair or replacement options instead.

Sanding
We sand away the old finish and surface wear, working through progressively finer grits to leave the wood smooth and even.
Stain

Seal
We apply a durable protective finish in the sheen you've chosen, with proper drying time between coats.

Sanding takes your floor back to bare wood, which means you're free to keep the natural color or choose something new. Stain color interacts with your wood species — the same stain reads differently on oak than on maple — so we can test colors on a small area of your actual floor before you commit. Finish Choices
The finish is what protects the wood day to day. Sheen ranges from matte to gloss — lower sheens hide scratches and dust better, while higher sheens reflect more light. Timing & Curing — Honest Expectations
Refinishing happens in stages, and each stage needs its own drying time. Total project length depends on the size and condition of your floors, the stain and finish system you choose, and drying conditions inside your home — humidity and temperature both play a role. A floor may be dry enough to walk on carefully well before it's fully cured and ready for furniture and rugs.
We won't promise you a fixed number of days before we've seen your floors. What we will do is give you a realistic schedule at estimate time, explain which stages you need to plan around, and keep you informed as the work progresses.
Aftercare: Protecting Your Investment
A freshly refinished floor stays beautiful longer with simple habits:
- Respect the full cure time before placing rugs or heavy furniture
